Most asphalt shingle roofs are built to last 20-25 years, but that number shrinks in a climate like ours, where roofs absorb intense sun, sudden hail, and heavy spring rain in the same season. 5. Rising Energy Bills or a Sagging Roofline

A less obvious sign, but an important one: if your cooling costs have crept up without an obvious explanation, or if you notice any dipping or sagging along your roofline, these can point to structural or insulation issues that started at the roof. A visible sag should always be treated as urgent.
